Starting Search for Land

Hey y'all! I'm new to this forum, and fairly new to Tennessee. Moved to Hendersonville area in 2021 from Texas. Have family land there, and been missing private land since making the move. I love it here, and the current family plan is to stay.

I recently got the go ahead from my wife to start looking for private land in the area. It would be mostly used for hunting and outdoor recreation. Water/creek would be great, but i'm pretty open to completely undeveloped land with no water or electricity available. Somewhere I can take my boys on the weekends and let them "grow up in the woods". That being said, I'm looking for 50-100 acres within 2 hours of Nashville and trying to stay under $350K. From my searches it looks like my best bet is going to be out East towards Cookville/Crossville or West towards Kentucky Lake.

I'm hoping y'all could help me with any info on areas I should avoid or look out for. It looks like CWD it slowly creeping from the South West should that scare me away from anything west of Nashville? (Is this too hot a topic on here?) Thanks for any input and thanks for letting me join your awesome state!
 
I'm in Crossville and work with a lender that specializes in land/home lending.

Prices are definitely higher than they used to be. The more accessible you want the property, the more you can expect to pay for it.

If you want to go west, look at the four counties surrounding where I-40 crosses Kentucky Lake. On the east side (closest to Nashville) are Humphreys and Perry. On the west side are Benton and Decatur. Just google "Land for Sale ____ County TN". Fill in the blank with each county name, one at a time. You'll find some interesting places.

Although I'm not a realtor, I'm a wildlife manager who does a lot of work in that area. I can tell you the pros and cons of properties in that area.

Welcome to TN. I would add here that your best water (creeks) will be east of the TN River. Hills and hollers. Not too steep.

Are yall pushing Kentucky due to land prices? I was hesitant to look there due to requiring out of state license and limits being able to share the land with friends and family.
 
I am in the area that you are talking about looking and i would also buy in Ky if i were you. Where i own land there is a road and hunting crime is out of control at night and the rifle seasons are long. You can still have something with short seasons and low limits even if you have problems with poachers in KY. We did were we used to hunt in KY even though we dealt with scum.

If you aren't going to live on the land you will 100% have that problem where i live in TN. The law is NOT on the landowners side. Basically it just seems like we just pay for, work and pay taxes on land for scum to reap all the benefits. Those aren't the situations dreams are made of. I hope you find your dream property!

I lease 416 acres in Henderson County 10 minutes south of Lexington, TN. There are 6 members total plus me, and I have a place to hunt close to home so I rarely deer hunt here. There are 2 ponds with good fishing, lots of stands already in place, and a good network of roads. The property has some hardwoods, some cutover (several years old), and lots of pines. You're planning/looking at the right time...it's fixin' to be deal making time. 3 Fed rate cuts in 2025, growing concerns about recession, high inflation (and going higher), shrinking consumer confidence.

My hunch is there will indeed be some liquidation and there will be land coming on the market.
