Carbon Credits - getting paid to NOT cut your timber

20% upfront doesn't sound like a very accurarially sound business model. They probably won't last too long paying that much up front. I'd opt for one that offered profit share from the markets.
Are you aware of another one that offers that? It is written into the one I've been dealing with that your payment can't go down but it can go up if the market goes up.

Check out Forest Carbon Works. Went with them on property in WV. Not gonna get rich off 80 acres but it pays taxes plus sum. Best part I'm not worrying about monkeys with chainsaws running around.

Thanks for the recommendation. It looks like this one isn't as strict about having 4000 board feet per acre but it looks like they would want all of my tracts rather than just one. I may just get offers from both and see what comes out.
