Carbon Credits - getting paid to NOT cut your timber

20% upfront doesn't sound like a very accurarially sound business model. They probably won't last too long paying that much up front. I'd opt for one that offered profit share from the markets.
Are you aware of another one that offers that? It is written into the one I've been dealing with that your payment can't go down but it can go up if the market goes up.

Check out Forest Carbon Works. Went with them on property in WV. Not gonna get rich off 80 acres but it pays taxes plus sum. Best part I'm not worrying about monkeys with chainsaws running around.

Thanks for the recommendation. It looks like this one isn't as strict about having 4000 board feet per acre but it looks like they would want all of my tracts rather than just one. I may just get offers from both and see what comes out.

Yep. Landowners need to understand these companies have to follow guidelines set by the carbon verifying agencies that put their "seal of approval" on the credits that they will be selling in the market. Prevents them them putting 1,000 acre tract in carbon and clearcutting their another 1,000 acre tract in another state.
 
I went through with it and signed a contract today. Everything was ultimately answered to my satisfaction and I have a contract and forest management plan that allows me to do what I want to do. My plan is to let the 20 years expire and not do another agreement after that as no logger around here is going to agree to work with a forester, even the best ones. The timber will be ready for harvest at the end of the 20 years and I'll be at my minimum retirement age at that time.
